Sales
You can book an apartment by paying a booking amount of 5% of
the invoice value. Our sales team will assist you with further
formalities.

Remittance of the booking payment of 5% or more on the invoice
value is mandatory to get the allotment confirmation. Stage 2
of the schedule clearance within 15 days of booking should be
done for agreement execution. Stage 3 will be due within 30
days of Stage 2 which shall also include the due up to the
current stage and registrations are executed at this stage for
loan cases. Rest of the payment is linked to construction
milestones and as per RERA guidelines.
Customers are requested to seek more clarity if needed from
the sales personnel or from CRM.
No, we will not be able to accommodate any customization
service or provide rebate on the default product since it
would impact the project's resource allocation, timeline, and
existing commitments.
Allotment Letter along with the legal booklet and agreement
draft will be issued by CRM on receipt of Booking payment in
full.
Agreements will be executed and one copy shall be retained by
Urbando and the other copy shall be submitted with the bank
(in case of loan). The purchaser shall get a photocopy and
scan of the signed document (Original in case of own funds).
Registration of apartment will be scheduled between the 15th
and 45th day of booking, on receipt of current stage
outstanding amount and the purchaser has to keep the stamp
duty and registration expenses ready.
Yes, on booking, the purchaser has to sign the agreement
between the 3rd to 15th day of booking by clearing the stage 2
payment. The purchaser can utilise the days in between for
legal due diligence. Stage 2 beyond 15 days shall be
considered as overdue.
Within 30 days of agreement execution or 45 days from booking,
whichever is earlier, the registration shall be scheduled
along with stage due clearance. Any delay beyond 45 days of
booking is considered as overdue.
Claim against each milestone completion will be raised by CRM
and the final due date falls on the 10th day from the date of
invoice. Any delay beyond the due date is considered as
overdue.
Handover process will start with the initmation from our end
once the purchaser's apartment is ready in all aspects. The
purchasers are called up on for a joint inspection of the
unit.
After rectification of snags if identified, key handover shall
take place, prior to which, the purchaser should clear the
final dues towards his apartments including maintenance and
corpus fund. The key handover shall not be scheduled without
an internal NOC / No Dues letter from the finance department.
No Dues letter and Possession letter will be handed over along
with the keys which the purchaser should acknowledge by
signing a copy of the documents.
Maintenance agreement will be executed for a period of one
year.
A kit consisting of civil, plumbing andd electrical drawings,
parent document copies, purchaser's registered documents and
car park letters will also be handed over.
No, the apartment will not be open to any third parties,
Interiors, storage of interior materials, shifting of home
appliances etc., until 100% completion of the apartment.
Yes, Any cancellation up to 7 days of booking will not attract
any fee. However, for cancellations between 7th to 15th day of
booking a fee of 1 lakh shall be applicable. For cancellations
beyond 15 days or post agreement execution, whichever is
earlier, 10% of the total consideration shall be applicable.
The rental compensation by the Builder in case of delay in
Handing over will be in terms of the agreement. However,
purchasers who do not remit the dues on or before the due
date, shall not be eligible to claim the rental compensation.
Delayed payments by the Purchaser / Allottee will attract
charges which will be the State Bank of India highest Marginal
Cost of Lending Rate plus two percent as per the rules by
Tamil Nādu Real Estate Regulatory Authority (TNRERA).
General
Queries
The Maintenance period will be 1 year from handing over,
subject to receipt of 100% maintenance charges and signing of
on the maintenance agreement from all the flat owners during
the Key handover. Post handover, maintenance will be
transferred to the EVORISE Owners Association.
The Builder will schedule the first meeting to connect the
owners. The association has to be formed by the owners
themselves. However, the Builder will assist in the process as
required.
The maintenance charges will be ₹ 5/- per square feet / per
month which is payable for a period of one year during the
handover of apartment.
Corpus Fund is the capital funds, or the permanent fund kept
for the administration and sustenance of the community
maintenance in long term. The corpus fund for EVORISE is
Rs.1,00,000/- per apartment and will be collected along with
the maintenance during apartment handing over.
Property tax assessment will be in the purchaser’s scope after
building completion and handing over. However, if requested by
the owners, the Builder will assist in the process.
