What are the statutory approvals obtained for Urbando Gaiety ?
We have obtained the approvals from CMDA vide Planning Permit# PP/NHRB/N/253/2022, Dated: 25 August 2022, Building Permit# CEBA/WDCN07/00296/2022, Dated: 17 September 2022, and RERA #TN/ 29/Building/440/2022, Dated 27-10-2022.

What is the wall thickness Inner & Outer?
Inner walls will have 4″ & Outer walls will have 8″ of thickness.
Carpet Area, Plinth Area and Common Area percentage ?
The percentage will be approx. 65%, 75% & 20% respectively on the Built-up area
Will the windows and Main Door have Grill by default? If no, will it be provided on request?
Grills will be provided for windows by default. For Main door, Grill can be provided at additional cost as a part of customization.
Are windows Sliding or Openable?
Sliding windows are provided by default. However, openable windows might be provided in certain areas based on the space and usage of the room.
Is there an Association Room & Drivers Toilet?
Yes, Association Room and Driver’s Toilet are provided in the Stilt area.
Which Bankers have approved the project?
AXIS, HDFC, SBI & ICICI
After handover – What is the Builder maintenance tenure?
The Maintenance period will be 1 year from handing over, subject to receipt of 100% maintenance charges from all the flat owners during the Key handover.
What will be the maintenance charges?
The maintenance charges will be· 5/- per square feet/ per month which is payable for a period of one year during the handover of apartment.
What is the Rental Compensation for delay in Handover?
The rental compensation by the Builder in case of delay in Handing over will be as per RERA norms.
What will be penalty for delayed payment by Purchaser?
Delayed payments by the Purchaser / Allottee will attract charges which will be the State Bank of India highest Marginal Cost of Lending Rate plus two percent as per Tamil Nadu Real Estate rules.
Height of the Plinth Level & building height?
The Plinth level will be raised to about 2 feet from current road level and the height of the Building from Stilt to the Overhead Tank will be about 76 feet.
Do we get Piped Gas facility in URBANDO GAIETY?
Piped Gas facility is not provided in URBANDO GAIETY.
Does all apartments have covered car parking space? Is there any separate visitor’s car parking ?
Yes, All the apartments will get one covered car parking slot. There is no Visitor’s parking available.
What is the size of the car park?
The size of the Car park will be 8 ft X 16 ft by default
Is Two-Wheeler Parking available?
Separate Two-Wheeler Parking are not available in the premises.
Does URBANDO GAIETY apartments have Power Back Up facility?
Yes, Power back Up is provided in the project.
What about the Water storage?
Capacity of UG Sump 2 Nos – 45,000 ltrs each (90,000 Ltrs in Total)
Over Head Tank 20,000 Ltrs
How many borewells are there in the project and what is the depth ?
Two Borewells are provided with depths of 150 Sq.ft & 230 Sqft.
Is WTP Provided ?
Yes, WTP will be provided to treat the impurities
What is the Make, Type and Capacity of Lift and up to which floor does it function ?
3 Lifts (2 Nos of 8 Passengers and 1 No of 6 Passengers) will be provided from Johnsons or equivalent and will function up to Terrace.
Is Intercom provided between Security & Apartments?
Yes, Intercom is provided in all apartments that connects the Security at the main entrance.
Will there be CMWSSB connections?
Yes, CMWSSB connections are available.
Door Height & Thickness, Main Door Teak & Other Doors?
The Main Door will be of 8 Ft and Other internal Doors will be of 7 Ft height.
Will there be lofts by default? If no, will it be provided by Builder on request?
Loft will be provided by default in Kitchen. Any additional lofts in the house can be done at additional cost as a part of customization subject to the feasibility based on the stage completion.
Is the Closet Wall Mounted/Floor Mounted? Will it have a concealed tank?
The Closet will be wall mounted and concealed tank is not provided
Are we providing AC Conduit & copper Pipe?
AC conduits will be provided with concealed drain provision
What is the height up to which the tiles will be laid in bathrooms?
Tiles will be laid up to False ceiling
Will Builder assist in Property tax assessment?
Property tax assessment will be done after handing over. If required, the Builder will assist the owners.
Will the Builder assist in Association Formation ?
The Builder will schedule the first meeting to connect the owners. The association has to be formed by the owners themselves. However, the Builder will assist in the process as required
What is Corpus Fund? How much is the corpus fund to be paid and in what mode?
Corpus Fund is the capital funds or the permanent kept for the administration and sustenance of the community maintenance in long term. The corpus fund for Gaiety is so,ooo per apartment and will be collected as an undated cheque in favour of the owners’ association along with the maintenance during Handing over. The cheque will be presented only after the association is formed and the corresponding bank
account is activated.
Is 24X7 Security provided?
Yes, the community of Gaiety will be provided with 24X7 Security services, and the main common areas will be under CCTV surveillance.
